Maple Avenue Vision: More Trees, High-Quality Architecture and Safer

If a proposed code is adopted, Maple Avenue could have more trees, open space and high-quality architecture in the future.

The Maple Avenue Steering Committee has proposed a draft code creating the “Maple Avenue Corridor” in Vienna -- the latest move in a multi-year re-envisioning process for Vienna's downtown.

According to the town, the MAC zoning district may be used for any commercially-zoned property along Maple Avenue. “The new zoning will be voluntary, meaning that current property owners can choose to remain under their current zoning with no changes. Other properties; however, may choose to take advantage of the new MAC district to create more pedestrian-friendly, mixed-use developments, subject to certain requirements and approval by the Town Council.”

The MAC’s goals are, according to a recent presentation, strengthen the business environment while creating new opportunities for residential development, “protect and enhance the Town of Vienna’s unique character and family-oriented sense of community,” and “make Maple Avenue safer and more pedestrian friendly.”

A public hearing on the Maple Avenue Corridor is set for 8 p.m. Aug. 18 during the regular Town Council meeting. Any member of the public may speak during this meeting. Or, to submit questions or comments, email Matthew Flis in the town’s Department of Planning and Zoning at mflis@viennava.gov or call 703-255-6341.
